Real Estate rental management



I am trying to develop a real estate rental database to keep track of my small portfolio of properties. I am having one stumbling block however: I have a property table including the data about the properties, a tenant table, an agent table and a tenancy table for each individual tenancy. When I want to open a new tenancy I have a drop down list of properties in my portfolio, the problem is that i only want those properties that are not currently rented out to show in this list. When a tenancy is over I want the property to go back onto the "available" list. Any ideas??
