I'm not real confident this is the issue, but it doesn't hurt to check. Is "Spotlight" enabled?
I'm not a Mac user, but a search of my Known Bug List database reveals that some folks had trouble with the 11v2 updater if Spotlight was not enabled.

Same problem here. Spotlight is on (and freshly indexed, with 'Applications' ticked), no other versions of FM on disk, yet install fails (same error message as posted). Installation of the FileMaker xDBC Update 11.3.76 works fine, though, that installer finds FMPA11 without a problem.
Edit: The only way to update successfully is by directly launching the appropriate package in FileMaker 11 v3 Updates.mpkg > [Show Contents] Contents > Packages. Why not make separate updaters available for FMP and FMPA if this problem seems to be recurring every time ?
I have the same issue, and none of that makes any difference, it still won't update. Also, it is a corporate license.
Have you tried downloading a new copy of the updater? It's a bit of a long shot, but maybe something got munged during the download.
Same problem here. I have tried all these suggestions. Also, I tried deleting the plist (Preferences) file which did not help.
Suggestions on a real solution?
I'm having the same issue. One difference is that the operating system of the computer is OS X Server (10.6.8) but the version of FileMaker is the same as the others having this issue (FileMaker Pro 11 - not the server version).
Spotlight is enabled, so that doesn't seem to be the issue.
Anyone from FileMaker have a solution?

I tried all of the above, including Article #7932 with no success; however, when I upgraded to Lion yesterday, I gave it a try and THEN it loaded with no problems.
One year later I finally succeeded in getting an upgrade installed for FM11 on a Mac.
No, TSGal's suggestion re Knowledge Base Article #7932 did not help at all, and not even doing the "[Show Contents]" procedure that I thought had worked -- that in fact went through all the motions, reporting that it had successfully updated, but it hadn't at all, since the version continued to be the old one, with no trace of an upgrade.
This week however, thinking of trying my luck again with an upgrade to v.4, I got a brainwave, and it turned out to be right. I am now really and finally running the latest version of FM.
Those of you who can't for the life of you get FM to upgrade on a Mac, please check where the application is installed and what the privileges are there.
In my case, it was installed in the default location that FM's installer suggests (the APPLICATION folder), but that destination in our corporate setup is on a different partition, with different privileges. After fiddling around with read-and-write privileges for a while, I had enough and just deleted FM from the default location inside the system-wide APPLICATION folder, and then reinstalled it afresh in my USER's APPLICATION folder. And voilà, now the upgrade worked like a charm.
